Since 2009, gbi has been involved in the revitalization of the former industrial district located between Old Montreal and downtown, carrying out several multifunctional buildings as part of the District Griffin real estate development. On behalf of DEVIMCO, our multidisciplinary teams have provided services in mechanical, electrical, civil, and structural engineering, helping to transform this area into a modern and vibrant neighborhood.
The project’s location presented several technical challenges. Excavation required the installation of a temporary shoring system due to the presence of a river and water flow at the third basement level. In addition, particular attention was given to the underpinning systems, considering the proximity of a historic building dating from 1920, to ensure the stability and integrity of the surrounding structures.
Support Across Multiple Phases
L’Îlot Peel : Phase 2A
Located at the corner of Peel, Ottawa, and Shannon streets, this 17-story L-shaped multifunctional project, with three levels of underground parking, includes nearly 575 condominiums, an urban chalet, an indoor swimming pool, and a 3,000 m² green roof.
The complex is built atop a 110,000 sq. ft. shopping gallery, providing easy access to a variety of services, including a grocery store, pharmacy, banks, restaurants, and shops.

L’Hexagone – Îlot 9A
Located on Wellington Street, between Murray and Young Streets, this project comprises 257 rental apartments distributed across two L-shaped towers (14 and 9 stories), adjacent to the District sur l’eau.
Îlot 10 – Multifunctional and Mixed-Use
This 19-story tower with two basements exemplifies the potential for mixed-use civil engineering projects, comprising :
- 188 condos
- Alt Hotel: 154 rooms
- 75,000 sq. ft. of office space
- 47,000 sq. ft. of commercial space
- 10,000 m² of parking space
Located midway between downtown and Old Montreal, this development meets contemporary urban requirements while offering an exceptional living environment in a rapidly evolving neighborhood.
An Efficient and Sustainable Building
District Griffin incorporates several measures to optimize energy efficiency and reduce its environmental footprint:
- Geothermal system for the hotel section
- Heat recovery using thermal wheels
- Heat recovery via heat pumps for the hotel
- Low-flow sanitary fixtures
- Pre-heating of domestic water for the hotel
- Ozone-friendly refrigerants
- Control of outdoor air intake using CO₂ sensors
- Automatic lighting control system
