Since 2009, gbi has contributed to the revitalization of the former industrial area located between Old Montreal and downtown, with the construction of several multifunctional buildings as part of the Griffintown real estate development project. On behalf of PRÉVEL, our multidisciplinary teams have provided services in mechanical, electrical, civil, and structural engineering, actively participating in the transformation of this area into a modern and dynamic neighborhood.
Support Across Multiple Phase
These projects feature several notable elements, including :
- Stormwater retention for the entire site
- Indoor gym with forced-air heating
- Indoor swimming pool with dehumidification system and forced-air heating
- Forced-air HVAC system in all units with electric perimeter heating
- Fresh air intake integrated into window frames
- Centralized domestic hot water production
- Electrical supply via an auxiliary chamber

Le 21e arrondissement
Located at the crossroads of Old Montreal and Griffintown, this project was designed to evoke a European feel in a rapidly transforming neighborhood. Bordered by the Lachine Canal, the development offers a true urban lifestyle with boutiques, specialty grocery stores, cafés, and fine dining restaurants. The low building density allowed for the creation of green and commercial spaces. The complex, comprising 607 units across five phases, was designed by gbi engineers.
Le Lowney
With over 2,000 residential and commercial units, this project highlights rooftop terraces, an urban chalet, and swimming pools, while taking full advantage of Montreal’s appeal.
Once an abandoned industrial area, Griffintown is now a sought-after neighborhood just minutes from downtown. The transformation of the “Lowney’s Cherry Blossom” industrial complex, which includes two former Lowney chocolate factories dating back to 1901, gave a new purpose to these historic buildings. gbi’s teams carried out the preliminary studies, final plans and specifications, as well as construction supervision.
Union sur le parc
Located in the Shaughnessy Village neighborhood, near St. Catherine Street, this residential condominium project is set within a green block featuring 30,000 sq. ft. of landscaped green space.
Built in two phases, the complex includes nearly 200 units over 20 floors, with 3 levels of underground parking, rooftop terraces, and pools. This gbi-led project offers a unique environment, protected by two neighboring heritage buildings, with exceptional city views.
