gbi participated in the design of a new two-storey elementary school, including 30 primary classrooms, 5 preschool classrooms, 5 daycare service rooms, as well as a triple gymnasium.
This new educational facility accommodates nearly 500 students in a bright, safe environment adapted to today’s learning needs.
Delivered using BIM/REVIT principles, the project was distinguished by an integrated approach between disciplines, optimizing coordination and the overall performance of the building.
A high-performance and sustainable structure
The structural teams at gbi designed a conventional steel-framed building supported by concrete foundations on driven piles, a solution well suited to the geotechnical conditions of the site, which is primarily composed of sand and clay.
The project also incorporates eccentric braced frames (EBF) for lateral bracing, a structural system that ensures building stability while allowing greater architectural flexibility in the layout of interior spaces.
The building envelope was designed to enhance energy performance and occupant comfort.
Insulated foundation walls help eliminate thermal bridges, while the white roof contributes to reducing urban heat island effects and lowering the building’s overall energy consumption.

A safe and functional outdoor site development
The circulation layout was carefully planned to ensure student safety and to avoid conflicts between pedestrians, cars, and buses.
The project also included geothermal well drilling and the installation of a 20,000-gallon auxiliary tank to compensate for low municipal water pressure for fire protection purposes. The outdoor works were designed to avoid overloading existing municipal infrastructure, ensuring better stormwater management and a harmonious integration with the surrounding neighbourhood development.
As the neighbourhood was undergoing active development during construction, special attention was given to site management. All activities, including deliveries, were carried out within fenced boundaries to minimize impacts on the surrounding area and ensure user safety.
